On Market Owner Finance Properties
These homes are Seller financed homes each property has its own unique terms.
Typically with on market owner finance the terms are between 8% to 10% interest with an amortization of 30 years sometimes full term other times a 30 year amortization with a shorter term like 5 to 10 years.
Owner Finance Program
We work with Investors that will purchase a home for you. YOU Pick out the home YOU want this could be any home on the market. Once purchased the investor will sell the home to you owner finance. This requires prior approval from an RMLO (Registered Mortgage Loan Officer) they will take an application and look at your ability to pay and down payment proof.
Lease w Right to Purchase Programs
These programs are offered through hedge funds. These companies offer a program where you can pick out the home YOU want and the company will lease the home you want to you with a 3 year right to purchase the home. As little as 1 % deposit with Min credit score is 550 income and deposit is documented.
